The daughter of a landowner asked her father for the “lower 40 acres” of his property so that she and her husband could build a house there to live. The father said she could have the property. The daughter and her husband built a house on the property and invited her father to the housewarming party. At the party the father thanked his daughter and her husband for building such a fine house that improved his property and told them to leave since he was selling the property. Is there a doctrine in the law which would allow a court to order the father to deed the property to his daughter and her husband? If so what are the elements of that doctrine?
